About the Project

A Fort Myers restaurant called us after employees kept finding water underneath food pans inside their commercial refrigerator.

The refrigerator was still cooling, and there was no large puddle underneath the unit. Staff would wipe the cabinet dry, but the water returned later in the day.

That detail was important. When water keeps appearing inside a commercial refrigerator, the refrigeration system itself may be working normally while the condensate drainage system is not.

Diagnosing the Problem

I removed the lower panels and inspected the evaporator area, drain opening, drain line, and pan.

The evaporator was producing normal condensation, but the drain was partially restricted with debris. Instead of flowing away from the coil, water was backing up beneath the evaporator and slowly spilling into the refrigerated compartment.

I also checked for ice around the drain opening because a frozen drain can create the same symptom. In this case, the main problem was the blockage rather than a refrigeration leak.

Here’s What We Did

I cleared the obstruction, flushed the drain line, cleaned the drain pan, and checked the entire path to make sure water was leaving the cabinet correctly.

I also inspected the evaporator coil and verified the defrost cycle to make sure another problem was not causing excessive water or ice.

After several operating cycles, the drain remained clear and no more water collected inside the refrigerator.

Why This Problem Is Easy to Miss

A blocked drain does not always affect cabinet temperature right away.

The refrigerator may still hold temperature while staff notices:

  • Water underneath pans or shelving
  • A puddle that returns after cleaning
  • Ice around the drain opening
  • Moisture beneath the evaporator
  • A musty smell inside the cabinet

Because the refrigerator is still cold, these symptoms are sometimes ignored for days.

That can eventually create sanitation problems, corrosion, damaged electrical connections, or water reaching stored product.
